Botanica Property Group Pty Ltd was seeking Preliminary Approval for a unique development in the suburb of Caravonica, approximately 10 kilometres from the Cairns CBD. To be known as Botanica, the project is a fully masterplanned, integrated residential development situated within the foothills of the McAlister Range.
The site covers an area of 32.97 hectares and extends for approximately one kilometre along the Cairns Western Arterial Road. It will ultimately include over 1,000 residential dwellings and ancillary commercial and community spaces.
The scale and range of the residential dwellings, deliberately varied in height, shape and colour, together with abundant landscaping and state of the art community facilities, provide a standard of excellence and architectural sophistication never before seen in Cairns.

Urban Sync Pty Ltd was commissioned to prepare and lodge this application, along with supporting technical reports, for consideration and approval by Cairns Regional Council (CRC) and other relevant assessing authorities.
The Masterplan development incorporates:
- Various housing options capable of delivering between 1,225 to 1,325 dwelling units across a range of high quality townhouses, terraces and apartments. The project accommodates both public and private spaces within the site, while maintaining the privacy and security of residents. Botanica delivers a new standard of excellence in modern tropical design and a housing lifestyle that incorporates a central mixed-use, ‘village’ style precinct including restaurants, cafes and light commercial businesses.
- A swimming lagoon at the centre of the integrated development. The lagoon will be constructed to meet all regulatory requirements using world’s best practise technology, and will be operated and maintained under the control of the body corporate manager. The swimming lagoon is predominately for residents’ use, but access to the public is included in a regulated/managed way within the designated mixed-use precinct.
- Significant areas for open space/recreation throughout the development, for the benefit of residents and the wider community. The project delivers significant and tangible community benefits including an internal car parking facility to be offered to the Caravonica State School, to improve safety in the locality.
Botanica Property Group engaged Urban Sync to assist in realising its vision for the first truly modern tropical community in Cairns. This integrated residential precinct combines a vibrant mix of apartments, townhouses and villas, with world-class landscaping and recreational facilities, some of which have never been seen before in the Tropical North.
Working as Project Manager, Urban Sync coordinated a team of specialists. The team managed to overcome some challenging site constraints while still complementing the surrounding environment and achieving our goal of a forward-thinking, sustainable approach to modern architecture.
